Stanley M. Seligson

Founder, Chairman and Chief Executive Officer

Since 1953, Stanley M. Seligson has led many successful business ventures and built a proud legacy through hard work, inspiration and entrepreneurism.

Mr. Seligson began his career by growing his late father’s cigar shop into one of the largest tobacco and candy wholesale and distribution businesses in the Northeast.  Mr. Seligson was a substantial wholesale buyer routinely dealing with executives at Philip Morris, RJ Reynolds and others.  Equally, he was a significant distributor to large and small retail outlets.  He later expanded the business by creating a vending division that eventually operated hundreds of machines throughout Connecticut.  After decades of success, he elected to sell these businesses at their high-point to Pepsi.  With his knowledge and expertise in wholesale and retail, he later opened and operated several full-service catalog showrooms throughout Connecticut.

Throughout these ventures, Mr. Seligson maintained an affinity for real estate investing, architecture, construction and deal-making.  He recognized the value of owning the real estate that supported his businesses and then continued to operate them as investments.  In 1979, Mr. Seligson decided to focus exclusively on the investment, development, management and construction of commercial real estate.  Utilizing his considerable talents to identify opportunity, build relationships and create best-in-class professional teams, Mr. Seligson led the company in many successful projects and has built a highly regarded reputation within the real estate industry.

He has been the driving force behind numerous key developments in Norwalk, CT, including two projects the CT Post said helped “transform Norwalk into a destination ”: the 50,000 square feet of commercial space at 145 Main St. and the Waypointe, a mixed-use development, including 774 apartments and 90,000 square  feet of commercial space.  Seligson has fostered relationships throughout the real estate industry, and amassed an impressive retail tenant roster.  Committed to quality, the company’s award-winning projects include new construction, renovations, adaptive reuse, repositioning, and redevelopments.

Mr. Seligson has long been involved in a wide range of philanthropic and community organizations and has served on the Boards of the YMCA, Maritime Aquarium and Lockwood-Mathews Mansion in Norwalk. He has been actively involved in the Greater Norwalk Chamber of Commerce for over 50 years and served on the Chamber’s Board of Directors and Executive Committee, as its Vice President of Economic Development. He has received numerous industry awards throughout his career, including Industry Man of the Year from the Anti-Defamation League/B’nai B’rith, Distributor of the Year from Philip Morris, Voluntary Action Committee Corporate Leadership Award, and numerous awards and accolades for his many successful real estate projects.

Michael G. Serrao

Chief Operating Officer

Michael G. Serrao, Chief Operating Officer of Seligson Properties, has been with the company since 2003. He is responsible for managing the company’s portfolio of assets and oversees the firm’s development projects, partnership ventures and strategic opportunities. Mr. Serrao brings over two decades of experience in real estate and construction, concentrating on sourcing investment opportunities, acquisitions and development, leasing, financing, asset management, property management and construction management. His experience extends to a variety property types, including retail, healthcare, office, industrial and mixed-use.

Mr. Serrao is a graduate of Bentley University with a Bachelor of Science in Marketing and a minor in Business Law. He is an active member of numerous professional and community organizations, and he was named to the Fairfield County Business Journal “40 under 40” at the age of 27. Mr. Serrao proudly serves on the Board of Directors of the Greater Norwalk Chamber of Commerce, the Board of Directors of Stepping Stones Museum for Children, and the Advisory Board and Building Committee of The Maritime Aquarium at Norwalk. He is also licensed Real Estate Salesperson in Connecticut.

Carlos E. Paucar, Jr.


Carlos E. Paucar, Jr., Controller, joined Seligson Properties in 2011 and has played a key role in the company’s continued growth. Mr. Paucar leads the accounting department and is responsible for overseeing all financial matters at the firm. He is actively involved in various aspects of accounting and financial reporting, budgeting, financing, property management, partnership matters and development projects. Mr. Paucar holds a Bachelor of Science in Finance and Master’s in Business Administration from Sacred Heart University.

Carlos E. Paucar, Sr.

Property Manager / Construction Manager

Carlos E. Paucar, Sr., Property Manager and Construction Manager, has been employed with Seligson Properties since 2005. Mr. Paucar is responsible for overseeing all property management, maintenance and construction activities and has over three decades of experience. Mr. Paucar holds numerous professional licenses and certifications in his areas of expertise. Prior to joining Seligson Properties, Mr. Paucar ran his own construction and property maintenance company in Peru.

Jessica E. Potter

Manager of Operations and Administration

Jessica E. Potter, Manager of Operations and Administration, has been with the company since 2014. She has over 20 years of experience in operations, administration and office management. Ms. Potter is responsible for coordinating, planning and directing activities that support the running of the company. She actively participates in the implementation of the company’s leasing, financing, insurance, property management and development projects. Ms. Potter also provides high-level support to the executive team.
