Chairman & Chief Executive Officer

Since 1955, Stanley M. Seligson has been Chairman and CEO of S&S Companies, a multi-faceted group of companies with interests in distribution, real estate development, construction, leasing and property management based in Norwalk, Connecticut. The company was founded in 1925 by Mr. Seligson’s father, Emanuel M. Seligson, a tobacco and candy distributor. The firm gradually grew to become the largest distributor of these products in the State of Connecticut and one of the largest in the United States. The Company later sold to Pepsi Cola.

Mr. Seligson has always had an affinity towards real estate investing and architecture, and in 1979 he founded Seligson Properties to actively pursue this venture. In its 30-year history Mr. Seligson has driven the company to produce many successful projects and has built a highly regarded reputation within the industry.

Mr. Seligson has long been involved in a wide range of philanthropic and community organizations and has served on the boards of the YMCA, Maritime Aquarium and Lockwood-Mathews Mansion in Norwalk. He is also actively involved in the Norwalk Chamber of Commerce and serves on the Chamber’s Board of Directors, Executive Committee, and serves as the Chamber's Vice President of Economic Development. He has received numerous industry awards throughout his career, including Industry Man of the Year from the Anti-Defamation League/B’nai B’rith, Distributor of the Year from Philip Morris, Voluntary Action Committee Corporate Leadership Award, and several Pride In Norwalk awards for successful real estate projects.


Vice President

Michael G. Serrao, Vice President of Seligson Properties, has been employed with the firm since 2003. He is responsible for managing the company’s existing portfolio of commercial and residential properties and oversees the firm’s development projects, partnership ventures and strategic opportunities. Mr. Serrao brings over twelve years of experience in the areas of real estate and construction, concentrating on sourcing investment opportunities, acquisitions and development, leasing, financing, property management and construction.

Prior to joining Seligson Properties, Mr. Serrao worked for Olympia Construction Co., Inc., where he supervised property management and construction operations.

Mr. Serrao is a graduate of Bentley University with a Bachelor of Science in Marketing and a minor in Business Law. He was named to the “40 under 40” of Fairfield County at the age of 27, and is an active member of the Urban Land Institute, International Council of Shopping Centers, and other professional organizations. Mr. Serrao resides in Fairfield, Connecticut with his wife.


Managing Director

Jason Epstein, Managing Director of Seligson Properties, joined the firm in 2014. He is responsible for sourcing equity and debt investment opportunities in target markets along with providing portfolio management support.

Mr. Epstein has over fourteen years of real estate industry experience. Prior to joining Seligson Properties, Mr. Epstein ran his own commercial real estate investment and consulting company for nearly five years and was the Director of Finance and a Partner at The Cordish Company in Baltimore, MD for nearly a decade. Mr. Epstein has acquired, financed and managed over $3 billion in complex real estate transactions throughout the United States, crossing all property types. Some of the projects in which Mr. Epstein played an integral role include The Power Plant and Power Plant Live! in Baltimore’s Inner Harbor, Fourth Street Live! in Louisville, KY, The Power & Light District in Kansas City, MO, and the Seminole Hard Rock Hotels and Casinos in Hollywood and Tampa, FL.

Prior to joining The Cordish Company, Mr. Epstein practiced law in New York City, where he concentrated in commercial litigation. He is admitted as an attorney in New York and Maryland. Mr. Epstein graduated from Emory University with a Bachelor of Business of Administration and received his Juris Doctor from the University of Miami School of Law. He resides in Larchmont, New York with his wife and two children.


Esther Depelteau is a core member within the accounting department of Seligson Properties. Ms. Depelteau is responsible for overseeing the firm’s accounts payable matters and participates in financial budgeting activities. Ms. Depelteau is also responsible for supervising all administration related to employee benefits and compensation.

Ms. Depelteau brings over 15 years of real estate accounting experience to the firm. She has been involved in the administration of many successful development projects and properties owned by the company.

Ms. Depelteau currently resides in Norwalk, Connecticut with her husband.



Mr. Paucar joined the company in 2011 and has played a key role in the company's growth. Mr. Paucar heads the accounting department and is responsible for overseeing all financial matters. He is actively involved in various aspects of financial reporting, budgeting, property management, partnership operations and development projects.
Prior to joining Seligson Properties, Mr. Paucar participated in the accounting and administration functions for a local construction company.
Mr. Paucar holds a Bachelor of Science in Finance from Sacred Heart University and is currently enrolled in the MBA Program at Sacred Heart University. He is an active member of various local professional organizations. Mr. Paucar resides in Fairfield, Connecticut with his wife and daughter.
